GETTING STARTED



THE BUYER EXPERIENCE
Here is what you can expect to see happen when The Eriksen Group, Inc
represents you as you real estate consultant in the purchase of a property:



THE INITIAL VISIT TO TOWN:

Many of our inbound clients are not always familiar with Indianapolis. Long before we ever step over the threshold of a home, we will offer complete city tours to the Buyer to ensure their comfort with our beautiful city and offer them a taste of all that Indy has to offer.
 
 
WE WILL contact the Buyer and assess their needs for the initial trip and plan our
  schedule according to their desires and time frame.
 
 
WE WILL personally pick up the Buyer at the airport, their hotel, or place of
  employment on the day(s) of their visit (if relocating to Indy from out of town). Time and schedule permitting, the client will be treated to lunch at one of the city’s finer dining establishments.
 
 
WE WILL furnish the client with city maps of Indianapolis as well as information on
  local attractions and events.
 
 
WE WILL make every effort to provide the information that matters most to the
  client.




ONCE THE BUYER IS COMMITTED AND INDY-BOUND (OR ALREADY FAMILIAR WITH INDIANAPOLIS):

The search begins. We will establish our next meeting. The objective is three-fold: CONSULT, PREPARE and EDUCATE
 
 
WE WILL have a meeting to perform a “NEEDS ANALYSIS” with the client. Our
  unique,consultative approach ensures we are in understanding of the priorities
that are most important to the Buyer. We will never load a client into a car to look
at properties without first taking them through this crucial first step in FOCUSING THEIR SEARCH.
 
 
WE WILL place the Buyer in contact with a mortgage lender to arrange for any
  required financing and secure a pre-approval letter. This simple step of obtaining
a pre-approval can often times be a pivotal factor in a transaction that gives the buyer an advantage over other competing buyers in securing a property. Again,
we will never take a client out looking for properties without first knowing the price point in which they are able to invest.
 
 
WE WILL provide the most current market statistics and data to be certain our
  clients are making a wise investment.




ONCE THE PROPERTY HAS BEEN SELECTED:
 
 
WE WILL negotiate the terms of the offer and keep the Buyer informed and
  updated on all important information.
 
 
WE WILL make certain all required forms and documentation are executed in
  correctly and in proper time frames.
 
 
WE WILL negotiate the inspection process (if applicable) on behalf of the Buyer.
 
 
WE WILL establish a closing date and time with the title company and attend closing.
